Chapter 01
Where a leak starts long before it shows on the ceiling
Water rarely announces itself. It gets in at a window head, behind a flashing that has lifted, or along a wall that never had enough protection, and then it travels. By the time a stain shows on a ceiling or a wall feels damp to the hand, it has usually been working for a while inside the framing.
That slow path is what makes leaks expensive. Damp insulation, soft sheathing, musty rooms and mold all come from small openings that were never found. Detection starts with the places water most often enters: window openings, the flashing around them, and the transitions where one material meets another. The aim is to trace the water to its entry point rather than patch where it appears, because the two are often feet apart. Windows deserve special attention because they are the largest planned opening in an exterior wall. Every window depends on layers installed in the right order, with flashing lapped so water always runs outward, and a single reversed lap or missed corner can let water in behind the finish for years.
Once the weak spot is found, the repair is made at the source. Flashing gets reset or replaced, window perimeters get sealed properly, and the surrounding finish is put back so the fix is protected. Waterproofing then gives the wall a second line of defense against the next heavy rain.
It is general contractor work, and that matters here. A leak at a window can involve siding, trim, sheetrock and paint, so the crew that finds the opening can also repair what the water damaged, instead of handing you off from trade to trade.
